An upscale seven-storey condo development with architectural design by Jeremy Sturgess has taken root in historic Inglewood.
Earlier this month, shovels turned for the start of construction at Avli on Atlantic, a $36-million mid-rise on Ninth Avenue S.E. The development, comprised of 64 condos, is expected to be complete and offer first possessions in about 16 months.
“Starting construction today marks a significant milestone for Inglewood as this will be the only luxury concrete condo building in the neighbourhood,” says Brian Kernick, president of Greenview Developments.
About 70 per cent of Avli is sold, and prices range from $335,000 to $1.4 million. This includes floor plans with sizes spanning from 545 to 2,200 square feet.
The location and luxury make Avli stand out, says Calvin Buss, head of Buss Marketing, the company handling sales and marketing for the development. Buyers have ranged from young professionals to downsizers, he says.
“Inglewood is the oldest neighbourhood in Calgary,” Buss says. “When the settlers first came to Calgary, they chose the best piece of land to begin their new life, and that was Inglewood. Today, Inglewood is still the best piece of land.”
He singles out Avli’s proximity to an assortment of retail, two rivers, and four riverfront parks. It’s also a 12-minute walk from three LRT stations and a five-minute walk to the burgeoning East Village.
“People come to us and say, ‘We want a really good location that’s close to downtown, public transportation and has nature, rivers and pathways,” Buss says. “We’ve got that covered.”
The ground level of Avli will contain five retail units, available for lease, that range from 1,044 to 5,230 square feet.
“Avli on Atlantic will make an excellent addition to Inglewood,” Coun. Gian-Carlo Carra says. “The neighbourhood will greatly benefit from the additional homes and retail the building will provide.”
Avli will also be an impressive addition to the Inglewood streetscape, Buss says. He says Sturgess’s architecture has a “phenomenal design that’s artistic in its look,” and Jerilyn Wright and Associates, behind the interior design, delivers “interesting, innovative, forward-thinking design features.”
The building will also contain a guest suite for owners’ use, workshop for bicycle and ski repair, a dog and bicycle wash station in the parkade, and a large terrace facing the Bow River.
A show suite for the development is at 1201-10th Avenue S.E. and open noon to 5 p.m., Saturday through Wednesday.
